Thank you for considering James Carter Design to complete your design project. I propose to provide you with completed working drawings for your new custom home based on the following specifications:

•Provide working plans for a two story custom home. Main floor = aprox.1600 sq. feet, upper floor = aprox. 1600 sq. feet, basement = undeveloped

Included:

a)Work with clients to fine tune design
b)Working Drawings; which include: floor plans, elevations, cross sections, modified site plan using DP survey provided by clients, electrical layouts (suggested only)
c)Liaise with structural engineer, surveyor, & truss supplier as required
d)Apply for Development Permit on clients’ behalf

Please Note:

-Any changes made after Working Drawings have been completed will be billed back to the client at a rate of $75/hour + re-printing fee.

Not included:

-  Additional trips to the City of Calgary (by others, or at a rate of $200/trip)
-  City fees (Development permit, Building permit, etc.)
-  Surveyor's Fees
-  Engineering Fees
-  Interior Design
-  24”x36” pages = $2.50 / page (11x17 pages = $1.00 / page)

Any alteration or deviation from the above specifications will only be executed upon receipt of a written request and will become an extra charge over the sum agreed upon in this contract. All agreements must be made in writing (emails will be acceptable). These plans are to be created for: Jimmy Jones for their project located at: 33 Easy Street SW. in accordance with local bi-laws, restrictions, and requirements. The total cost before taxes is $.00 (this amount does not include GST).

Payments are to be made as follows:
   20% deposit due before design work commences.
   $00.00 + 5% (00.00) = $00
60% payment when DP plans are submitted to City OR after 30 days of contract signing, whichever comes first.
   $00.00 + 5% (00.00) = $00
20% due when DP plans are accepted by City, but before working drawing are released.
   $00.00 + 5% (00.00) = $00

Please be advised that James Carter Design is not responsible for any development decisions rendered by the City of Calgary or of the municipality in which you build. If any on site changes are to be made the owner and/or the contractor must contact James Carter Design for full verification. James Carter Design does not take responsibility for changes made onsite without knowledge and written approval from James Carter Design. James Carter Design is not responsible for structural components of this project. Items such as: foundations, stairs, beams, posts, headers, floor joists, roof trusses, tall walls, oversized window openings in foundations, stone supports, etc. are suggested only. It is the responsibility of the home owner and/or contractor to ensure the necessary engineering is provided.
